Phase I And Phase II Environmental Site Assessments

Environmental Site Assessments are commonly requested by financial institutions considering making loans for the purchase of commercial property. Assessments follow the Phase I and II protocols established by the Canadian Standards Association (CSA Z768-94).

Phase I Assessment

A Phase I Assessment assesses the potential for contamination from past or current activities on the site and determines the ownership and use of the properties over the period during which he property has been developed.

Phase II Assessment

A Phase II Assessment goes beyond a Phase I where there is a potential for contamination from the present or past activities on the site and requires sampling and analysis to determine the site's present status.
